Architecture and Real Estate FAQ

Why should I use a professional photographer? According to the latest survey by the National Association of Realtors (NAR), homebuyers who shopped for a house online rated photographs as the most useful tool in their search. Industry insiders and homebuyers agree that the first impression online is a vital component for a quick sale. The median age of today’s homebuyer is 39 years old: 91% of this key age group uses the Internet as an integral part of their search. According to the 2007 NAR Profile of Home Buyers and Sellers, the photos these homebuyers view online are often the key to bringing them in for a house showing.

What differentiates you from other Real Estate photographers?   Dan’s background as a New York State Licensed Associate Broker gives him a unique professional insight to provide unrivaled home marketing images. Dan has seamlessly combined his background as a former real estate agent with his expertise in architectural photography to consistently provide exceptional production value. Dan combines professionalism, creativity and an unparalleled attention to detail that guarantees each shoot is a success.

What technology do you use?   Dan employs the most current digital photographic technology including:
·         Nikkor 24mm f/3.5 PC-E (tilt/shift) lenses for maximum impact in luxury kitchen and challenging exterior angles.
·         Wireless Lighting Controls
·         9 meter Mast Aerial System with remote view capability
·         Strobe lit and High Dynamic Range processes
·         Compact and studio lighting for larger properties
·         Full 14 bit RAW workflow including long term RAID storage of original files for future use.
·         Digital online proofing
·         Hardcopy proofing up to 12x18" using a dedicated Fuji Pictrography 4000-II.

What is your background?  Dan is a graduate of Cornell University, with a BS in Design. A native of Westchester County, New York, Dan is intimately familiar with the local neighborhoods and communities. He brings a lifetime of experience to his photographic representation of both old and new construction, land and rental properties.

Who are some of your clients? Agents from Coldwell Banker, Ginnel, Houlihan Lawrence, Keller Williams, Prudential, and Julia B. Fee Sotheby’s use Dan’s work. Dan regularly photographs over half a billion dollars in listed property annually.

Do you shoot aerial photography? Yes! Dan uses a Robinson R-44 Helicopter, with side doors removed, for aerial photography of select properties in the New York Tri-State area.  A new mast aerial system came online for 2010 for properties that do not require the helicopter as a platform.

How long will it take to get my photos? Images are typically ready for download within one business day.

Can I see my photos before I decide to pay for them? Yes! When the images are ready for your review, our studio will send you a link to a private online gallery. Agents may share the proofs with their clients before deciding.

Is your service really Risk-Free? Absolutely. You have the opportunity to review your photos online before deciding if you want to pay for the service. You pay nothing if the images are not right for your needs.

Can any other Realtor use the photos you shoot for my listing? No. When you license marketing photographs from Daniel Milstein Photography, you get a minimum 2-year industry exclusive. Our studio does not license the same photos to a competing agent or agency.

What is my return on the investment in marketing photography? This is variable for each of our studio’s clients. Typically, Dan’s images help clients shorten the number of days a home is on the market, increase the number of home showings, help foster client loyalty, and raise an agent’s overall conversion of prospects into clients.

Why do you bring so much equipment to photograph homes? Any camera can snap a picture. For stunning marketing photos, you need the proper lighting, lenses, camera bodies and support systems. Dan is prepared for every opportunity, and always brings additional equipment to every location shoot. It's all a matter of having the right tools for the job.

How do you compare to a less expensive virtual tour company? We pride ourselves on being a small studio that delivers personalized service and exceptional value to each client. As a member of the AIAP,the prices we charge help maintain the appropriate equipment, software, and insurance necessary to showcase residential properties from 1,000 square feet up to 50,000 square feet. Experienced professionals know that the less-expensive virtual tour companies provide slick packaging, but in the end, few property photos look anywhere near as good as the images showcased on the company websites.

Can I expect photographs of my project to look as good as what I see on your website? Absolutely! Unlike a mass-market, discount virtual tour company, Dan has perfected the art of capturing and creating optimal light sources and viewpoints to reveal and define a home’s beauty. His meticulous attention to detail during post-production will enhance these images, and will produce unrivaled results for your real estate or architectural project.

Where has your work been featured? A partial list includes: The Robb Report's Exceptional Properties Magazine, Unique Home Magazine, The New York Times, The New York Times Magazine, the Wall Street Journal, The New York Post, NPR online, and The Journal News. Dan is consistently the photographer of choice for Previews Magazine’s content and covers for the Westchester/Connecticut and Tri-State region.

Have you won any awards? Our photography studio has garnered international recognition. We have been honored in the field of architectural photography as the only consecutive award-winner of the Photography For Real Estate juried competition.

What are your professional associations?   Our studio is a member of the PPA (Professional Photographer of America), REPA/I (Real Estate Photographer of America/International), WPPI (Wedding and Portrait Photographers International) and the AIAP (Association of Independent Architectural Photographers). We also have a list of references we can provide to you upon your request.
